Booking an apartment in Paris

1. How to book

First of all, send a booking request by email.
If the period you wish is available, you will be asked for a deposit of the entire amount of the rent to book. The deposit can be sent by cheque (French), by bank transfer, with www.paypal.com (4% charge for any transaction), by vacation cheque (French) or by Visa or MasterCard credit card (2% charge for the transaction).

2. The contract

As soon as you register your reservation (only upon receipt of the payment ), we will send you a confirmation of your reservation. A contract made out in your name and indicating your dates of stay will be sent to you by e-mail.
Print this contract, as you will find all the information concerning your arrival for the stay in Paris.

3. Payment

The rest of the rent must be paid either in cash (euros) on the day of your arrival, or by check (French), or by holiday cheque. payment by credit card is possible, but you will need to request it before your arrival.

4. Your stay in paris

Reception is provided by a representative of TheHeartOfParis every working day of the week before 8 pm. The keys are delivered by appointment in the apartment.
It is therefore essential to provide us with all the information on flight and train schedules several days before arrival in order to avoid any waiting.
The receptions start from 3 pm, possibly in cases where the apartment is available earlier, at an earlier agreed time with us. Outside these hours we ask for a supplement.
The departure must be done in the morning before 10 o’clock.

5. Security deposit

A security deposit is required depending on the type of apartment.
The security deposit must be paid either in cash (euros or equivalent in your local currency) on the day of Arrival, or by check (French), or by credit card.
The security deposit will be returned on the day of departure after checking that nothing has been damaged, lost or broken.

General terms and conditions

• legal status of the contract

The rental is concluded as a temporary residence or recreation. in no case may the premises constitute the main or even secondary residence of the tenant; the tenant may not engage in any commercial, craft or professional activity there.

• conditions tarifaires

We accept payments by bank transfers, cheques or credit cards visa/master. All prices are net and include the rental of the accommodation, the charges: water, electricity, heating, telephone subscription, VAT as well as the agreed services provision of linen, cleaning. The household after departure is included in the price unless the apartment has not been returned under normal maintenance conditions, in which case additional household hours will be charged.
Any request for additional service or changes to the terms of the contract will result in additional billing. Some apartments have a sofa bed for an extra bed, we ask for a flat fee per person per day for its use. In no case is it possible to accommodate more people than that mentioned in the contract without the express agreement of TheHeartOfParis.

• Sleeping area

The number of people that can be accommodated is fixed on the front of the contract and in case of overflow, the lessor or his agent will request an additional rent. We do not accept pets in the apartments. The apartments offered are non-smoking.

• Reservation

No additional charges will be due unless extended stay, modification, request for additional service and possibly telephone calls.
A reservation contract will be sent indicating the price of the stay, the payment conditions, the amount of the deposit guarantee, as well as the amount of any supplements.
To confirm the reservation, a deposit of 40% of the rental price will be required. no reservation will be made without receipt of this deposit.

• Security deposit

upon delivery of the keys, the lessee shall pay a sum, the amount of which is specified in the contract, as a security deposit, for any damage that may be caused to the movable objects or other items lining the rented premises. Any lost, damaged or broken object must be replaced or reimbursed for its value. After Return of the keys and check of the condition of the apartment by the landlord, this deposit will be refunded on the day of departure of the tenant. Maybe deducted from the household expenses in the event that the apartment is not left in a satisfactory condition.

• Insurnce

since the lessor’s insurance does not cover the damage caused to the tenant, or to the persons who accompany or visit him, the tenant is required to insure himself, the persons who accompany him, for his personal effects and property, and any damage he might cause in the apartment. We regret that we cannot accept any domestic animals.

• Cancellation of the Contract

in case of cancellation of rental by the customer:
up to 8 weeks before arrival: a € 150 package will be kept from 8 to 4 weeks, we keep the deposit
within 4 weeks before arrival and during the stay, the entire rent will be kept, and no refund will be possible in case of early departure.

The tenant has the possibility to subscribe cancellation insurance that allows :
– to be reimbursed for the period not consumed in case of cancellation or interruption of stay,
– to have compulsory rental risk insurance in France for damage caused by fire, explosion and water damage.

• Cancellation by TheHeartOfParis

in the event of unforeseen circumstances (fire, damage, burglary, etc…) would make the apartment inaccessible, Theheartofparis undertakes to relocate you to an apartment of the same or higher category located as close as possible to the one you have chosen without this changing anything in terms of date or price. In the event that this change cannot be made, you will be reimbursed for all amounts collected by us. TheHeartOfParis shall not be subject to any claim for compensation.

• arrivals / departures – home

• obligations principales du locataire

1-to occupy the places only burgeoning, to the exclusion of the exercise of any trade, profession or industry, the lessee recognizing that this lease is granted to him only as a temporary residence and pleasure, major condition without which the present lease would not have been granted to him.
2-to do nothing which, by its own act or by the act of its family or relations, might harm the tranquillity of the neighbourhood or other occupants.
3-in the case of a rental in a group building, comply, as the occupant of the premises, with the rules of procedure of the building, which he will become aware of by posting or by communication of the lessor or his agent.
4-to occupy the premises personally and not to be able in any case to sublet, even free of charge, nor to assign its rights to the present lease, except with the agreement of the lessor.
5 – in no case store furniture, except for linen and small objects.
6 – do not modify or change the layout of furniture and premises.
7-do not introduce pets (dogs, cats…) in the rented premises.
8 – allow repairs to be carried out in the rented premises, the urgency and necessity of which would appear during the rental period, and would not allow them to be postponed.
9-maintain the rented premises and make them in good condition with cleanliness and rental repairs at the end of use.
10-immediately inform the lessor of any loss and damage occurring in the rented premises, even if no apparent damage results.
11-to answer for damages and losses that occur by his own act or by the act of the persons of his house, during the enjoyment of the premises, unless he proves that they took place by force majeure, without his fault or that of the persons referred to above.
12 – Organization of the arrival: the renter must notify in advance of the day and the approximate time of his arrival. upon delivery of the keys, the amount of the security deposit specified in the contract will be required.
13-departure arrangements: unless agreed beforehand with the lessor, the premises must be vacated no later than the day and time scheduled by prior appointment.

• obligations of the lessor

it is required to :
1-deliver the rented premises in good working order and repairs, as well as the equipment mentioned in the contract in good working order.
2-to assure the tenant of the peaceful enjoyment of the rented premises and to guarantee him of the defects and defects likely to hinder it
3-maintain the premises in condition for their intended use. Unless there is a clear emergency, do not carry out any work in the rented premises.

• inventory and inventory of furniture < / h3>

the apartments are delivered clean, the household appliances in good condition of maintenance and operation. An inventory of the furniture is given to the tenant who has 24 hours after taking possession of the apartment to report any missing or deteriorated object or any defective appliance.
In this connection, it is specified that furniture and movable objects must suffer only from depreciation resulting from the normal use for which they are intended. Any lost, broken, damaged or damaged object not reported within 24 hours of arrival will be replaced or refunded at its replacement value by the tenant who undertakes to do so.

• jurisdiction

For the execution of these presents, the parties make address for service at the Registered office of the lessor or its agent. In the event of a dispute, the competent court shall be that of the location of the rented premises.

• interpretation

in case of doubt as to the interpretation of these general conditions, the French version shall prevail over the English version.
